How would you describe the current real estate market trends, and which sectors are attracting the most investment?
The real estate market is showing notable resilience, especially in the residential sector of Italy’s major cities. Milan stands out as the national leader, attracting 30% of real estate investments in the first quarter of 2024, totaling €160 million. This trend follows the path of cities like Paris, London, and Berlin, solidifying Milan’s position as a focal point for real estate investment in Italy.
The logistics sector, driven by increasing demand for e-commerce and transportation, saw investments of €290 million during the same period. Despite a slight 2% decline from the previous year, 46% of real estate investments were directed to regional markets, highlighting the growing importance of logistics in the Italian landscape.
The hospitality sector experienced a 9% growth, reaching €330 million in investments in the first quarter of 2024. Milan and Rome were the main destinations, attracting 30% and 24% of investments, respectively. Additionally, Catania, with its airport ranking as the second busiest in Italy, is seeing a significant rise in tourist flow, boosting new real estate investments and improving its attractiveness to international investors.
